Our inspection will describe the condition of the home at the time of inspection but does not guarantee future condition, efficiency, or life expectancy of systems or components.

While a home inspector can sometimes be confused with a real estate appraiser. Our home inspectors will determine the condition of a structure, whereas an appraiser determines the value of a property. The State of Arizona regulates home inspectors and our inspectors are certified members of the professional association for home inspectors, AHIT (American Home Inspectors Training Institute), which provides education, training, and networking opportunities.

A professional home inspection is an examination of the current condition of a house. Our inspectors will check the roof, basement, heating system, water heater, air-conditioning system, structure, plumbing, electrical, and many other aspects of buildings.

They look for system and major component defects and deficiencies; improper building practices, those items that require extensive repairs, items that are general maintenance issues, as well as some fire and safety issues. A General Home Inspection is not designed to identify building code violations, although some deficiencies identified may also be code violations.
